Escrow Process

Transaction Agreement

Both parties sign the transaction agreement outlining all terms, conditions, and release criteria. Aditum Law reviews for compliance.

Funds Deposited

Buyer deposits full purchase amount (including commissions) into Aditum Law's trust account. Funds are held securely and cannot be accessed by Aureum Vault.

Due Diligence Period

Asset verification, inspections, and due diligence conducted. Both parties have the opportunity to raise concerns or objections.

Conditions Met

All conditions for release are confirmed: asset transfer, documentation, registrations, and any other agreed terms.

Fund Release

Aditum Law releases funds: seller receives payment, brokers receive commissions, Aureum Vault receives platform fee. All parties receive confirmation.

Commission Distribution

How fees are structured and distributed across parties

Platform Fee (Aureum Vault)

The platform fee covers listing, verification, matching, and transaction coordination services.

  • Depends on membership tier (0.2% - 3.5%)
  • Deducted from total transaction value
  • Due upon successful completion
  • Minimum fees may apply

Buyer's Agent Commission

If a buyer engages an agent or representative, their commission is secured through escrow.

  • Negotiated between buyer and agent
  • Typically 0.5% - 2% of purchase price
  • Held in escrow and released on completion
  • Documented in buyer agreement

Seller's Agent Commission

If a seller engages an agent, their commission is secured through escrow.

  • Negotiated between seller and agent
  • Typically 1% - 3% of sale price
  • Held in escrow and released on completion
  • Documented in seller agreement

For a $10,000,000 transaction (Gold tier member):

Note: Agent commissions are negotiated separately. If no agents are involved, only the platform fee applies.
